Signs your chimney needs attention

Most chimney problems are cheaper to fix early, before water gets right into the stack. It's worth a look if you notice any of these:

Damp on the chimney breast

Brown staining or damp patches on the wall or ceiling around the chimney inside — usually water getting in at the top.

Crumbling or missing mortar

Open joints and sandy, loose mortar on the stack that let wind-driven rain straight in.

A chimney that's visibly out of plumb — a real safety concern that needs acting on.

The mortar bed around the pots gone to pieces, or pots that are cracked, tilting or loose.

Fix the cause, not just the stain

A lot of chimney "repairs" are just a coat of sealant over damp that's back within a winter. We find where the water is actually getting in — failed pointing, cracked flaunching, worn flashing or a porous stack — and put that right, so the wall can dry out and stay dry.

Where a stack is beyond repointing, we take it down and rebuild it in matching brick or stone, re-flaunch it, fit new pots and renew the lead — one team, start to finish. It's the same brick-and-lime chimney work we did on our Swords cottage restoration and as part of full house restorations.

Chimney repairs — your questions answered

Do you repair or fully rebuild chimneys?

Both. We repoint and re-flaunch stacks that are basically sound, and take down and rebuild stacks that are leaning, cracked or too far gone — in matching brick or stone, back to the original detail.

My chimney is leaning — is it dangerous?

A leaning or cracked stack can be a real hazard, especially above a roof and over a path or road. It's worth getting looked at quickly. Send us a photo and we'll tell you straight whether it needs to come down and be rebuilt or can be stabilised.

Can you stop damp coming through the chimney breast?

Usually yes. Damp on a chimney breast almost always comes from failed pointing, cracked flaunching or worn lead flashing letting rain into the stack. We fix the source — repoint, re-flaunch and renew the flashing — so the wall can dry out, rather than just painting over it.

Do you do the lead flashing as well as the brickwork?

Yes. We renew the lead flashing and soakers where the chimney meets the roof as part of the job, so the whole junction is watertight — not just the masonry.

Can you cap off a chimney we no longer use?

Yes. We can fit a ventilated cap or hood, or take the stack down to roof level and finish it neatly, so an unused chimney stays weatherproof and ventilated without letting rain in.
