Chimney Repairs & Rebuilding
Leaning stacks rebuilt, crumbling joints repointed, new pots, fresh flaunching and watertight lead flashing — chimney repairs done properly by stonemasons across Meath and Dublin.
Chimney repairs done by stonemasons — not a man with a ladder
A chimney takes more weather than any other part of your house. It stands above the roofline, exposed on every side, so the mortar, the flaunching and the flashing wear out long before the rest of the building — and once water gets in, it tracks down into the stack and shows up as damp on the chimney breast inside.
Because we're stonemasons and restoration builders, we fix chimneys the right way: matched brick or stone, the correct mortar, proper flaunching and new lead where it's needed — so the repair lasts and looks like it belongs, whether it's a modern house or a period property.

Chimney work we do
Chimney rebuilding
Taking down and rebuilding leaning, cracked or failed stacks in matching brick or stone.
Re-flaunching
Renewing the mortar flaunching that beds the pots and sheds the rain.
Pots & cowls
Replacing cracked pots and fitting cowls or caps to keep rain and birds out.
Lead flashing
Renewing lead flashing and soakers so the roof-to-chimney junction is watertight.
Capping off
Ventilated caps for unused chimneys, or taking a stack down to roof level neatly.
Signs your chimney needs attention
Most chimney problems are cheaper to fix early, before water gets right into the stack. It's worth a look if you notice any of these:
Damp on the chimney breast
Brown staining or damp patches on the wall or ceiling around the chimney inside — usually water getting in at the top.
Crumbling or missing mortar
Open joints and sandy, loose mortar on the stack that let wind-driven rain straight in.
A leaning or bowing stack
A chimney that's visibly out of plumb — a real safety concern that needs acting on.
Cracked flaunching or loose pots
The mortar bed around the pots gone to pieces, or pots that are cracked, tilting or loose.
Rusty or lifting flashing
Old cement fillet or lead flashing at the roof line cracked or lifting, so water runs down inside.
Plant growth or fallen debris
Grass or weeds rooting in the stack, or bits of mortar and brick landing in the fireplace or garden.
What do chimney repairs and rebuilds cost?
Every stack is different, but these are the honest guide ranges we work to in Ireland. What moves the price is the height of the stack, how far the mortar has gone, whether it needs taking down and rebuilding — and very often, the access.
| Job | What's involved | Guide range |
|---|---|---|
| Chimney repointing | Raking out failed joints and repointing in the right mortar | €840–€2,100 |
| Re-flaunching & new pots | Renewing the mortar bed around the pots; new pots or cowls | €490–€1,680 |
| Lead flashing renewal | New lead flashing and soakers where the stack meets the roof | €560–€1,680 |
| Chimney rebuilding | Taking the stack down and rebuilding in matching brick or stone | €2,100–€5,600+ |
| Capping off an unused chimney | A ventilated cap, or reducing the stack to roof level neatly | €420–€1,260 |
Scaffolding sits on top of these wherever the stack can't be reached safely — on a tall or awkward roof, access is often the single biggest part of the bill, not the brickwork itself. As a real example, a recent two-chimney job in Dublin — raked out, repointed, tops rebuilt and crack-stitched — came to €13,500.

A lot of chimney "repairs" are just a coat of sealant over damp that's back within a winter. We find where the water is actually getting in — failed pointing, cracked flaunching, worn flashing or a porous stack — and put that right, so the wall can dry out and stay dry.
Where a stack is beyond repointing, we take it down and rebuild it in matching brick or stone, re-flaunch it, fit new pots and renew the lead — one team, start to finish. It's the same brick-and-lime chimney work we did on our Swords cottage restoration and as part of full house restorations.

How much does it cost to rebuild a chimney?
Taking a stack down and rebuilding it in matching brick or stone typically runs from around €2,100 to €5,600+ per stack, depending on its size, height and how easy it is to reach — plus scaffolding. If only the top few courses have gone, a partial rebuild of the top is a smaller job again. We'll tell you honestly which one your chimney actually needs.
How much does chimney repointing cost?
Raking out the failed joints and repointing a stack in the right mortar is usually in the region of €840 to €2,100, with scaffolding on top where access needs it. It's far cheaper than leaving it until the stack has to be rebuilt — see our full chimney cost guide for the breakdown.
Do you repair or fully rebuild chimneys?
Both. We repoint and re-flaunch stacks that are basically sound, and take down and rebuild stacks that are leaning, cracked or too far gone — in matching brick or stone, back to the original detail.
My chimney is leaning — is it dangerous?
A leaning or cracked stack can be a real hazard, especially above a roof and over a path or road. It's worth getting looked at quickly. Send us a photo and we'll tell you straight whether it needs to come down and be rebuilt or can be stabilised.
Can you stop damp coming through the chimney breast?
Usually yes. Damp on a chimney breast almost always comes from failed pointing, cracked flaunching or worn lead flashing letting rain into the stack. We fix the source — repoint, re-flaunch and renew the flashing — so the wall can dry out, rather than just painting over it.
Do you do the lead flashing as well as the brickwork?
Yes. We renew the lead flashing and soakers where the chimney meets the roof as part of the job, so the whole junction is watertight — not just the masonry.
Can you cap off a chimney we no longer use?
Yes. We can fit a ventilated cap or hood, or take the stack down to roof level and finish it neatly, so an unused chimney stays weatherproof and ventilated without letting rain in.
Do you cover Dublin?
Yes. Chimney repairs are one of our most requested jobs across both Meath and Dublin, and right through Kildare, Louth and Westmeath too.
Do you give free quotes?
Yes. A free look, an honest verdict on what the chimney needs, and a clear, itemised quote before any work starts.
